About the Role:

We are seeking a highly motivated and experienced Site Acquisition Specialist to join our team. This individual will be responsible for securing and managing sites for the installation of wireless telecommunications equipment, ensuring compliance with local regulations, and facilitating the site acquisition process from start to finish. The ideal candidate will have excellent communication, negotiation, and project management skills, with a deep understanding of the site acquisition process in the telecom industry.

Key Responsibilities:

Site Identification & Evaluation:
  • Research and identify suitable sites for telecom infrastructure deployment, such as cell towers, rooftop placements, and small cell solutions.
  • Perform site surveys to assess the feasibility, zoning, and compliance of potential locations.
  • Review and analyze potential locations for connectivity, access, and cost-effectiveness.

Landlord Negotiations:
  • Negotiate lease terms, lease extensions, and renewals with property owners, landlords, and municipal entities.
  • Address and resolve any concerns raised by landlords and ensure agreements align with project timelines and budgets.

Permitting & Approvals:
  • Manage the permitting process, including working with local authorities and regulatory bodies to secure the necessary zoning, land use, and environmental permits.
  • Coordinate and prepare all required documentation to ensure compliance with local, state, and federal regulations.

Stakeholder Management:
  • Serve as the primary point of contact between the project team, property owners, local governments, and regulatory agencies.
  • Communicate with internal teams, including project managers, engineers, and legal teams, to ensure smooth site acquisition processes.

Documentation & Reporting:
  • Maintain accurate records of site acquisition activities, including lease agreements, permits, and communication logs.
  • Prepare status reports for management on the progress of site acquisitions and escalate any challenges or delays promptly.

Project Management Support:
  • Work closely with the project management team to ensure that site acquisition milestones align with overall project timelines.
  • Assist in budget tracking and ensure the site acquisition costs stay within approved limits.

Problem Solving:
  • Identify and resolve issues related to site acquisition, including land access, zoning restrictions, and environmental concerns.
  • Develop creative solutions to overcome obstacles and ensure the timely acquisition of sites.

Qualifications:
  • Bachelor's degree in Business, Real Estate, Engineering, or a related field.
  • Minimum of 5 years of experience in site acquisition, real estate, or land development, preferably in the telecom industry.
  • Strong knowledge of local zoning regulations, permitting processes, and lease negotiations.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to manage multiple projects simultaneously and meet deadlines.
  • Strong problem-solving abilities and attention to detail.
  • Proficient in Microsoft Office Suite and experience with site acquisition management software.
  • Familiarity with telecommunications industry standards and best practices is a plus.
